The building process can be daunting. We understand this and will guide you through the process. Architectural Concern's step-by-step guide to the architectural process is a good start to understanding what happens at every stage.
During the briefing process, we agree key building milestones and then programme these into a procurement programme for you. At the construction stage we get a detailed construction programme from the building contractors. Having a programme – with key milestones and deadlines – keeps your project on track.
Our clients are as heavily or as lightly involved in the design and construction stages as they want to be. During the briefing process, we outline what you as a client do, and what we do as architects at each stage of the architectural process. Residential, Interiors, Commercial, Institutional & Industrial projects all have different needs and thereby demand different levels of commitment from the Client.
At various stages of a project, other consultants' input is often needed. The most common are a land surveyor, a structural engineer, a geotechnical engineer and for commercial projects, a fire engineer, acoustic engineer and/or a lighting engineer. Consultants are engaged separately by you. We can offer you a list of consultants that we work with or you may choose your own. In either case, we obtain fee proposals from consultants on your behalf and gain your approval prior to engaging them. We coordinate the consultants' input into the documentation and architectural process.
Architectural Concern is a Government of India registered Firm and all our Architects are registered with Council of Architecture (www.coa.gov.in)
Using a registered architect protects you from unethical or unprofessional building practices. Only architects with a recognized architectural degree and years of supervised work experience can be registered with the Council of Architecture. A registered Architect is automatically a Licensed Building Practitioner. The experience, vision, design aptitude and professional expertise offered by an architect will add value and longevity to your construction project."
We charge on a fixed fee, or on a percentage fee basis for larger projects.
Percentage fee charging is based on a percentage of a project's construction cost.
Different buildings have different percentage fee rate ranges (for example retrofitted buildings and alterations have a higher percentage fee charge than new builds because usually more work is involved).
For smaller projects and up-front work before a project starts (e.g. space planning, concept design) we can charge on an hourly rate or for a fixed fee. We can discuss what will suit you best.
We will usually explain how we charge in the initial consultation about your project.
Our aim is to give you certainty around how we charge so you can budget with confidence, and to provide you value for money.
We recommend engaging a quantity surveyor to provide a cost plan for the project. Ideally we involve the quantity surveyor at the early stages of the project to make sure that the design matches your budget.
This cost plan gives you a firm indication of the construction cost and helps you manage costs throughout the different stages of your project.
We have a strong record of keeping projects to the quantity surveyor's estimates.
